 Keystone Realtors Limited is coming up with its IPO. This company is a Mumbai based real estate developer company of Rustomjee Group. The company will use the proceeds from this IPO to reduce debt and acquire new real estate projects. 

IPO details

The price band will be ₹514 to ₹541 per share and the lot size will be 27 shares. This IPO will be worth 635 crores, in which the number of shares will be 11,737,523. Out of this 635 crore IPO, there will be a fresh issue of 560 crore and an offer for sale of 75 crore, in which promoters will sell their stake. The number of shares in the Offer for Sale will be 1386322. Retail investors can apply for a minimum of 1 lot consisting of 27 shares for an amount of ₹14,607 and a maximum of 351 shares (₹189,891). The promoters of the company are Boman Rustom Irani , Parasya Sorabji Chowdhary and Chandresh Dinesh Mehta. Post this IPO, the promoter's stake in the company will come down to 87.92% from 96.71%. 

Allotment listing and other details

This IPO will open on 14 November and close on 16 November. Talking about other dates, 21st November can be allotment, 22nd November refund, 23rd November share demat credit and 24th November can be the listing date . Share allotment status can be viewed on Link Intime's website. Link Intime India Private Ltd is the Registrar of this IPO. Axis Capital and Credit Suisse Securities are the lead managers to the IPO. This IPO will be listed on both BSE and NSE exchanges. In this issue, 50% shares have been offered to QIB, 15% to NII and 35% to retail investors.

Talking about the current portfolio of Keystone Realtors, there are joint venture development projects. This company is an end-to-end development company. Along with the development of the company, it also does the work of design, project approval, sales and marketing and property management. According to the company's promoter Boman Rustom Irani, Keystone Realtors works only on those projects which it can complete in 4.5 to 5 years and gross margin of 35% can be obtained from that project. The company's focus is on reducing debt. Last year, the company launched 73,000 apartments in the Mumbai Metropolitan Region and is targeting to launch 108,000 apartments this year. The company also reduced its inventory from 202,000 to 179, 000 has happened. Keystone Realtors has a wide range of development projects in the Mumbai Metropolitan Region (MMR) ranging from 1 to 100 crores that the customer can choose from. Along with this the company is working in the field of Company Township Development, Green Field Development and Brown Field Development. The company currently has two major development projects in Thane and Virar. The company is developing 7 million square feet of residential property in Thane.

Talking about the company's revenue, it was 2142 crores in FY-19, 1268 crores in FY-20 and 1177.27 and 1302.97 crores in FY-21 and FY-22. The profit of the company was 137 crores in the financial year FY-19, 14.50 crores in FY-20, 232 crores in FY-21 and 136 crores in FY-22. By the end of June 2022, the company has a debt of 1469 crores.
